The purchaser will be required to assume the terms and obligations of the existing CSP contract. USDA stewardship payments will continue for the next three years.Wildlife is abundant throughout the tract, making it an outstanding recreational property. Species commonly found on the property include white-tailed deer, wild turkey, ducks, black bear, and occasional wild hogs.Part of the property is within the FEMA Flood Plain and a cemetery at the road shows up on the plat as being part of property but does not convey.Properties offering river frontage, highway frontage, established access roads, timber investment potential, wildlife habitat, and conservation income are increasingly difficult to find.
