How does the topography of my lot affect the build?

Pennsylvania's rolling terrain is beautiful but requires expertise in grading and drainage. During our free Lot Evaluation, we assess your site's slope and soil to ensure your foundation is engineered for longevity.

How does permitting work in Pennsylvania — state or local?

Permits in Pennsylvania are issued at the local level — by your municipality, township, or borough — under the Pennsylvania Uniform Construction Code (PA UCC). Requirements, fees, and timelines can vary significantly between townships even within the same county. Our team manages the permit process for your specific municipality on your behalf.

How long does permitting typically take in Pennsylvania?

Timelines vary by municipality. Straightforward residential projects in lower-volume townships may be approved in two to four weeks. Higher-volume areas or municipalities with more complex review processes can take six to ten weeks or longer. We submit permit applications as early in the process as possible and keep you updated throughout.

Does my Pennsylvania lot need to pass a perc test before I can build?

If your lot requires a private septic system rather than public sewer, yes — a percolation test is required to determine whether the soil can support a septic system. The test is conducted by a licensed engineer and submitted to your county's sewage enforcement officer for approval. We can connect you with engineers who regularly work in the South Central PA area. The perc test is typically completed before a final contract is signed to confirm the lot is buildable.

What if my Pennsylvania lot doesn't have access to public water?

Lots without public water access require a private well. Well permits in Pennsylvania are issued through the county's Department of Environmental Protection (DEP) office, and a licensed driller must be hired to install it. Water quality testing is also required before occupancy. We coordinate the timing of well installation with your overall build schedule.

Will my Pennsylvania lot require a grading permit?

Many Pennsylvania municipalities require a grading permit separately from the building permit for new residential construction, depending on the lot's slope, size, and local ordinance. We identify grading requirements during your free Lot Evaluation — the same assessment where we review your site's soil and drainage — and factor any required permits into your overall timeline.

Are there stormwater management requirements for new construction in Pennsylvania?

Yes. Many Pennsylvania municipalities require a stormwater management plan as part of the permit application, particularly for larger lots or lots near water features. Our site plan includes stormwater management considerations in compliance with local requirements — this is included in our standard permitting process.

What if my Pennsylvania lot is near a floodplain?

Lots in or near FEMA-designated floodplains require additional review and may require an elevation certificate, flood vents in the foundation, or other design accommodations. We review FEMA flood maps during your Lot Evaluation and will advise you before a contract is signed if your lot has any floodplain exposure.
