Yes, providing the lot is buildable. Contact us and we will be happy to conduct a free lot evaluation to determine the lot feasibility and provide a cost estimate for lot finishing. 

No. You must purchase the lot prior to construction. Caruso Homes is your contractor but is not a party in the land transaction. However, as your contractor, it is highly recommended that you consult with us before you settle on your land purchase to verify the buildability of the lot.

No. We build only Caruso Homes’ proprietary floor plans. However, we offer many floorplans to appeal to a variety of buyers and lifestyles. The great news is that building a Caruso Plan saves you time and money because the architecture design and structural engineering is already done for you. Because we build many of the same plans, we have negotiated lower rates for from our established vendors and we have worked out the kinks during the building process, eliminating costly delays.

Many times, the answer is yes. With the On Your Lot process, we have more flexibility to allow custom changes to our plans.  However, custom changes will require additional time to get pricing and certain structural changes may require an architect and structural engineer to modify the plans. All costs to modify plans will be your responsibility.

Yes, providing the plan will fit within the building restriction lines on your site plan. Many factors may affect the “buildable area” of your lot, including location of utilities, easements, grading, environmental conservation areas, wetlands, etc. Our experienced team can analyze the site plans and guide you to the floor plans that would fit best on the lot.

The lot finishing budget is an estimate only and may change as we go through the building process. Lot finishing costs can increase or decrease based upon site conditions that are only discoverable once construction begins. Our team will help you get the most accurate cost to build and will recommend you include contingencies to cover any unforeseen expenses.

A Construction-to-Permanent mortgage allows you to finance the construction of your new home while it is being built. You will lock in your interest rate and settle on the loan before construction begins. During construction, the bank will make payments or disbursements to the builder at each stage of the building process based on a pre-approved draw schedule and inspections. When the home is completed, the loan will convert to a permanent mortgage and you will begin making regular mortgage payments.

A construction site is exciting, but it can also be dangerous and your safety is our number one priority. You will be invited to visit your home under construction before the drywall is hung so you can see the systems that were installed behind the walls. If you need to visit at any other time, we require that a member of our team must accompany you to the job site, you may be required to wear a hard hat and we request that you do not bring children into the construction area.
