Realtor FAQs

Yes. We welcome the opportunity to work with you and your clients. By registering your clients, you will establish a Buyer’s Broker Agency. This ensures that you will get credit as the procuring cause for the sale and you will be entitled to receive commission on the base price of the home. It is important that you register with your clients either before or at their first visit with Caruso Homes.

The best way to register is to complete our Online Registration Form or call our Online New Home Consultants at (301) 517-7314 to schedule your appointment. This will register you and your clients in our system before your first visit. If you walk into a model/sales center without an appointment, be sure to complete a realtor registration form during your first visit. 

Your initial registration lasts 30 days. After 30 days, the Buyer’s Broker Agency relationship must be renewed in writing. If your clients return with another agent after these 30 days, and your relationship has not been renewed, they will be allowed to re-register with a new Buyer’s Broker.

Our sales associates will prepare the Purchase Agreement and are trained to handle all of the paperwork for the transaction. You are not required to attend, however you are always welcome to attend any meeting with your clients to provide support and stay in touch throughout the process. You will receive copies of all paperwork once the contract is ratified.

The Buyer’s Agent commission rate varies by location. Please speak to the New Home Sales Consultant to determine how the compensation is structured for that community/market. Typically, compensation is based on the base price of the home.

For home purchases of inventory homes or to-be-built homes in our production communities, the Buyers Agent is paid at settlement upon the completion of the home. Ask about our COMMI$$ION NOW! Program, which is available in some markets – with this program you can receive 50% of your commission up front and the remaining 50% at settlement for to-be-built homes.

For listing agents who have Co-Marketing Agreements with our On Your Lot division, the commission is paid at lot closing, which is typically about 90 days after the contract is signed. The listing agent will receive commission for both the lot and the home at the lot closing.
