Caruso Homes, a leading Regional homebuilder is seeking an experienced, highly motivated Custom Home Division Manager who will be responsible for starting an “Our Home On Your Lot” Division in Delaware.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

    To start the division, the manager will need to contact lot owners and Realtors to share Caruso Homes “On Your Lot” plan concept, tie up properties (lots), identify trade partners and obtain pricing for the house types. These homes were previously built by Caruso and Purchasing assistance will be available from the main office.

  • The Manager is expected to understand the sales process and will be tasked with sitting with the initial Realtors and customers to write the sales contracts until we have a few homes in production.
  • Manager will need to manage the construction process from lot release through construction to closing.
  • Provide division with appropriate staff, resources, and direction required to fulfill business development, financial, estimating and operational goals.
  • Oversee performance of design and construction phase of contract commitments to ensure profitability and timely execution of work.
  • Maintain close contact with owner and architect during all phases of negotiated contracts.
  • Plan, organize, direct and control all engineering operations, personnel, budgets and policies for the Custom Home Division.
  • Manage warranty service processes and systems to ensure timely completion of customer submitted warranty service requests.
  • Provide division with sufficient estimating capabilities and proper direction. Oversee the preparation of all bids, estimates and budgets.
  • Develop revenue and profit projections. Review, recommend and monitor annual and long term budgets to ensure adherence to expense control and achievement of revenue projections.
